When you make your booking, you are entering in to an agreement with us. Please read our terms and conditions of booking detailed below:

Arrival and Departure:

Check-in is from 3.30 – 7.30pm (15:30 to 19:30hrs) on your day of arrival. Check -in time out with these specified times must be confirmed with us prior to your arrival.

We ask you vacate your room by 10.00am on your day of departure.

Reservations:

Please note our Cancellation Policy before committing to a reservation.

Payments are taken by : Cash, Bank transfer and and the following cards:
Visa, Mastercard.

A valid payment card is required to guarantee the booking.

If the booking is cancelled less than 14 days before arrival then a charge of 100% of the reservation price will be made.

In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

We recommend that you have Holiday Insurance in the event of any cancellation.

Cancellation by us:

In the unlikely event that it should become necessary  for us to cancel your booking, we will contact you immediately. Any payments made will be refunded in full. Should you wish we will attempt to book you into similar available accommodation.

Rates:

 These rates are inclusive of current rate of VAT. We reserve the right to change our prices at any time. This does not affect bookings already made.

Car Parking:

A car park is available at the rear of the property. Cars parked here are at the owners risk.

Children

We do not accommodate Children under the age of 12

Pets:

Pets are not permitted in the guests rooms or public areas. Assistance dogs are welcome.

General items:
Items taken from the rooms will be charged at replacement value, any damage to the rooms will be charged accordingly.

We operate a no smoking policy as per the 2005 Smoking Act. Any guests found to have been smoking in the bedrooms will be subject to a £50.00 cleaning fee.
